EPC Guidance



 

This is guidance on complying with The Energy Performance of Buildings (Certificate and Inspections) (England and Wales) Regulations 2007 on providing an Assets Rating Graph or Energy Performance Certificate (EPC) with sale particulars.

Regulation 6- imposes a duty on sellers or their agents to have a HIP – in those cases anyone providing written particulars of the property must ensure that the asset ratings of the building, expressed on the A-G scale, is included in the particulars.

This can be achieved either by attaching the EPC to the particulars or simply including the graphical A-G ratings by themselves in the particulars. In either case, the recommendations report is not required to be attached to the particulars.

"written particulars" means any written description of the property which includes at least two of the following-

  1. a photograph of the building or any room in the building;
  2. a floor plan of the building; or
  3. a description of the size of the rooms in the building, and a reference to giving particulars includes a reference to giving or making available particulars electronically.

If you provide a picture of the property & a floor plan in a window display, an asset rating or EPC needs to be included.

When the energy certificate is obtained from our software provider they will ensure that the asset rating graph is detachable from the main EPC. This will allow you to insert this into your particulars of sales as required.
