9 Steps to get your Energy Performance Certificate


 
  1. Hip Systems Limited (HSL) receive request from agent sent via HSLs online solution, “ Request a HIP”.

  2. HSL completes enquiry management form and generate a standard e-mail and/or letter confirming request and providing seller with unique user name and password to assess the online solution.

  3. HSL confirms property details and requests pre inspection questionnaire (on web site) completed by agent or seller – this needs to be done before inspection carried out.

  4. HSL confirms appointment details with time and date for both Domestic Energy Inspector (DEA) and Seller. Full postal address is needed. Seller needs to be advised that we are legally required to take photos for the inspection, will need access to all rooms, airing cupboard and loft if applicable. Agent to remind Seller to store all valuables and personal belongings away and request a responsible adult is present for the survey.

  5. DEA will review questionnaire and carry out research for the property, then DEA will visit Property and carry out survey.

  6. DEA will:
  • Assess property age and construction type photograph front and rear elevations
  • Measure property dimensions’ and draw a sketch plan of all the floors
  • Photograph and detail heating system and controls
  • Check if double glazed and if so ask for FENSA cert if available need proof if post 2002
  • Check loft space for insulation and construction type if applicable
  • If extension / loft conversion present note dimensions, type and age
  • Fill in onsite DATA collection forms

Time taken depends on type of property and will be determined by factors such as size of property.

  1. DEA will send information for Energy Performance Certificate (EPC) to be produced via the software provider who provides the accreditation scheme.

  2. Software provider will provide asset rating graph in JPEG format to add to particular of sale as required by the agent.

  3. EPC returned immediately - recommendations need to be reviewed and changed is applicable. The EPC will form part of the HIP pack and will be imported to the Sellers pack online to view. Seller and agent will be notified when documents are available to view.
